Selling for The Presbytery of Cincinnati

Terms of Sale: A down payment deposit of 10% of the purchase price is due immediately upon the conclusion of the bidding with the balance due at closing in 30 days. A 10% buyer's premium will be added to the final high bid to determine the actual purchase price. The deposit will be held in the broker's trust account until the closing date. At the closing, the buyer will pay the balance of the purchase price and take title and possession of the property. The seller and the buyer must sign the agency disclosure form and then the purchase agreement. The buyer will receive a free and clear title with all real estate taxes prorated to the date of the final settlement. 

The property is being offered at ABSOLUTE AUCTION and will be sold to the highest bidder regardless of price. Buyer is responsible for obtaining their own financing.  This sale has no contingencies and is not contingent on the buyer obtaining financing.  All inspections, including lead-based paint, must be conducted prior to auction date.  Appraisal or any other inspection fees are at the buyer's expense. 

If any dispute arises between or among bidders, the decision of the auctioneer shall be final and absolute. The auctioneer, upon disclosure, reserves the right to bid on behalf of legitimate absentee bidders or on his own behalf.  The auctioneer/agent and broker represent the seller exclusively in this transaction.
